Assetz describes the layouts as achieving about 73.5% efficiency - read the section below before you take that at face value, because it is not carpet area divided by super built-up area. Assetz Twin Lake City is relevant when the floor-plan decision turns from square footage to storage, work-from-home use, bedroom privacy, and long-term family comfort.

Efficiency matters because it decides how much of what you pay for is floor you can actually stand on, and the two numbers in circulation for this project are not the same number. The deck's own dimensioned plan for the 1,849 sq ft type gives a carpet area as per RERA of 1,195 sq ft. That is roughly 65% of super built-up area, not 73.5%. The 73.5% headline is a different measure: it counts the balconies alongside the carpet. Worked through on the deck's two plan sheets, carpet plus balconies against SBA comes to about 72.8% on the 1,849 sq ft plan and about 73.0% on the 1,650 sq ft plan. Both figures are defensible; they simply answer different questions, and you should know which one a sales desk is quoting you.

Every configuration at Sublime Hoskote is exclusively 3 BHK, which means the design team was able to focus all their optimisation effort on a single apartment typology rather than spreading it across 1 BHK, 2 BHK, and 3 BHK variants. The result is three thoughtfully differentiated layouts that share common design standards - luxury balconies, well-proportioned bedrooms, functional kitchens - while offering meaningful variation in total area and spatial emphasis.

All apartments benefit from the deck's stated provision of five lifts per core, which is the figure that matters most for waiting times once the towers are occupied. Assetz also shows a double-height lobby, described in the deck as built to evoke grace and grandeur, and a grand entrance framed in wooden-finish aluminium louvers. One thing the developer's material does not give is a floor count: the deck states three towers and stops there, so any storey figure you are quoted for Tower A, B or C has come from somewhere other than Assetz.

The developer has not yet published a RERA carpet area for this type.

The layout prioritises a functional flow between the living-dining area, kitchen, and bedrooms. This mid-range layout represents the balance point of the project, offering significantly more space than the Type 1 without the premium associated with the largest configuration. The kitchen is designed to accommodate a utility area or additional counter space, and the master bedroom can comfortably include a walk-in wardrobe arrangement. The living-dining area is proportioned for a full dining table setup alongside a comfortable lounge arrangement.

The Type 3 is the largest layout on the Expression of Interest form at 1,849 sq ft SBA, and it is the only one for which Assetz has released a dimensioned plan. On that sheet, labelled Type 7 in the deck's own internal numbering, the carpet area as per RERA is 1,195 sq ft against 1,849 sq ft of SBA - about 65%. It also carries the most expansive balcony in the project, 13 feet by 9 feet 10 inches, which is large enough to work as a genuine outdoor room rather than a narrow ledge.

The additional area compared to Types 1 and 2 allows for the most generous room proportions across all three bedrooms, a living-dining area that can accommodate large furniture arrangements, and a kitchen layout with ample counter space and storage. The master suite in this configuration is the most spacious in the project, with room for a king-size bed, full wardrobe setup, and a dressing area without compromise.

Dimensioned Plan: The 1,849 Sq Ft Type

Assetz has released dimensioned drawings for two apartments only. The larger of the two carries 1,849 sq ft of super built-up area, which matches the Type 3 on the Expression of Interest form, and its RERA carpet area is stated as 1,195 sq ft. The room sizes below are read directly off that sheet in the developer's deck. Dimensions are given as width by depth in feet and inches, in the developer's own notation.

A few things are worth reading off that table rather than off a brochure summary. The living and dining run is a single 23'10" span, so the furniture decision is where you break it, not whether you can fit both. The master bedroom at 13'3" x 10'10" takes a king bed with circulation on two sides once the 7'10" wardrobe run is accounted for separately. Bedroom 1 is the deeper of the two secondary rooms at 13'11" and is the only one with an attached toilet; Bedroom 2 is a square 10'4" and reads as the children's or study room. The kitchen at 11'4" x 8'0" is a workable two-run galley with the utility placed behind it rather than carved out of it.

The second dimensioned sheet in the deck describes a smaller apartment: 1,074 sq ft RERA carpet on 1,650 sq ft of super built-up area, with a foyer of 5'0" x 8'5", a living area of 10'11" x 12'8" separated from a 15'0" x 7'11" dining, a 10'8" x 9'10" balcony, an 8'6" x 8'0" kitchen and a 4'3" x 8'0" utility. Note that its living and dining are drawn as two rooms rather than one span, which is a different plan idea from the larger type, not simply a shrunken version of it.

Why the Type Numbers Do Not Line Up

If you collect material from more than one source you will find two numbering systems for the same project, and they do not correspond. The Expression of Interest form offers three apartments and calls them Type 1, Type 2 and Type 3, at 1,668, 1,831 and 1,849 sq ft of super built-up area. The pitch deck's plan sheets are labelled Type 7 and Type 8, drawn from an internal series that runs well beyond the three on offer.

The overlap is partial. Deck Type 7 at 1,849 sq ft SBA is plainly the same apartment as the Expression of Interest's Type 3. Deck Type 8, however, is drawn at 1,650 sq ft SBA, while the smallest apartment on the price table is 1,668 sq ft - close, but not the same number, and an 18 sq ft difference is more than a rounding artefact on a dimensioned sheet.

The straightforward reading is that the deck's internal series predates the shortlist that reached the Expression of Interest form, and that the unit mix was still being settled when both documents were issued in February 2026. Assetz has since published a project page that lists the scheme as forthcoming and states that configurations, pricing and launch schedules will be released by the developer, which supports the same reading. Expect the type numbering, and possibly one or more of the areas, to change when the formal plan pack is issued. Nothing here has been filed with K-RERA, so nothing here is yet fixed by anything more than the developer's intent.

Tower Floor Plan Overview

Assetz Sublime Hoskote comprises three towers, marked A, B and C on the deck's master-plan legend alongside the clubhouse. The developer has not published floor counts for any of them, and we are not going to supply numbers it has not stated. What the deck does commit to is the structural provision common to all three: five lifts per core, and a double-height entrance lobby that the developer describes as built to evoke grace and grandeur. The towers sit on roughly 11 acres with about 81% of the site left open, again per the deck.

The typical floor plan arrangement within each tower has been designed to maximise natural light and cross-ventilation for all units, regardless of their position. Corner units benefit from two-sided exposure, while central units are oriented to ensure adequate daylight in all habitable rooms.

Luxury Balconies

Every apartment includes balcony access, with the largest dimensions reaching up to 13 feet by 9 feet 10 inches in the Type 3 configuration. These are not token projections. They are dimensioned to function as genuine outdoor living areas - large enough for a dining table, lounge chairs, or a container garden. The balconies extend the living area's visual footprint and provide natural ventilation and daylight to adjacent rooms.

What the 73.5% Efficiency Figure Actually Measures

Assetz quotes about 73.5% efficiency, and it is worth being precise about what that describes, because the deck's own drawings will not reproduce it if you divide carpet by super built-up area. Measured that way, the 1,849 sq ft apartment returns 1,195 sq ft of RERA carpet, or roughly 65%. The 73.5% is carpet plus balconies against super built-up area: (1,195 + 128 + 23) on 1,849 is about 72.8%, and (1,074 + 105 + 26) on 1,650 is about 73.0%. That is a legitimate way to describe a home with balconies this large, and on these plans the balconies are genuinely usable rather than decorative. But it is not the RERA carpet figure, and it is the RERA carpet figure that will appear on your agreement. Ask for both, in writing, before you commit.

Double-Height Entrance Lobby

The deck shows a double-height entrance lobby, which Assetz describes as built to evoke grace and grandeur, approached through a grand entrance of wooden-finish aluminium louvers. Double-height proportions in a lobby are more commonly seen in hospitality projects than in residential ones, and they are the sort of detail that shows up in the common-area maintenance bill as much as in the first impression. Note that the deck's figure of 30-plus refers to amenities across the development, not to lobbies; three towers do not have thirty lobbies, and you should discount any listing that says they do.

Five Lifts per Core

With approximately 800 apartments planned across three towers - the figure Business Standard reported on 5 August 2025 when Assetz announced the land acquisition - lift capacity is a genuine operational concern rather than a specification-sheet detail. The deck's provision of five lifts per core is the single most useful number on this page for judging how the building will behave at eight in the morning. Assetz has not published floor counts, so the ratio of lifts to storeys cannot yet be worked out.

Carbon-Healing Home Integration

Carbon-Healing Home is Assetz's own name for the environmental framework it applies here, and the deck sets it out as four named pillars: Sponge Effect for rainwater, Zero Out for handling waste at source, Smart Power for renewables, and Climate Capsule for green cover that brings the ambient temperature down. Three of the four are site and services decisions rather than apartment-level ones, so their effect on your floor plan is indirect - through orientation, through the roughly 81% of the site left open, and through what sits outside your windows. That form records the prices as approximate and applicable to a limited number of units only, and states that floor rise charges and preferred location charges are additional, with applicable GST on top. The Expression of Interest itself is described on the form as non-binding and non-transferable, and carries no fixed amount; a booking amount becomes payable only once statutory approvals are in place.
